In most cases, it's not a mystery leak. Everyday activities like showering, cooking, and drying laundry release moisture into the air, and when that moisture meets poor ventilation, condensation forms. That condensation, not a hidden pipe burst, is the cause behind the majority of household mold. Of course, past water damage, flooding, or plumbing failures can also introduce the moisture mold needs to grow.
It depends on the type and the level of exposure, but it's not something to ignore. Some molds are allergenic, meaning they trigger or worsen allergies, asthma, and respiratory symptoms, especially with prolonged exposure. Others are toxigenic, meaning they produce mycotoxins capable of causing more serious health effects. The CDC recommends addressing any mold you find, regardless of type. Any amount or type of mold can potentially cause health concerns for those who are immunocompromised, have severe allergies, or have certain genetic conditions.
We would recommend against it. Mold is a living organism, and wiping it down, even with bleach, tends to aggravate the colony and cause it to spread further, rather than eliminate it. As a defense mechanism, disturbed mold releases a burst of spores into the air, which can spread the problem to other rooms, fabrics, and furniture instead of solving it. Bleach, in particular often just lightens the surface color, making it look like it is gone while the mold underneath is still very much alive and active. Studies show that bleach can actually “reactivate” dormant mold by providing the water it needs to thrive and replicate.
They're related but not identical. Mold remediation targets active mold growth and spores. Odor removal targets the bacteria and organic compounds causing smells, whether that's pet odors, smoke, cooking smells, or a musty scent that lingers even after visible mold is gone. Often, a persistent musty odor is a sign of hidden mold, which is why our technicians evaluate both together rather than treating them as separate problems.
If you see visible mold, you likely already know treatment is needed. Air quality testing is most useful when you're not sure: unexplained allergy symptoms, a musty smell with no visible source, past water damage, or wanting documented proof before or after a real estate transaction. Testing gives you objective, third-party data instead of a guess.
Our patented InstaPURE® and EverPURE® system uses an ultra-fine, EPA-registered fog with particles measuring about 7.5 microns, smaller than a mold spore itself. Because the particles so tiny are dry rather than wet, they don't condense and only sit on top of surfaces the way traditional wet fogging does. Instead, the dry fog fills the entire volume of a room under positive air pressure, reaching into cracks, cavities, and below surfaces that scrubbing or spraying never could, all without soaking or harming anything in the process.
In most cases, yes. Anywhere air can travel, in through a gap, a wall penetration, or a stud bay opening, our dry fog can travel there too. In situations where mold is confirmed behind a fully sealed wall cavity with no access points, our technicians can create a few small, pencil-sized holes between studs to treat the area directly. We will always walk you through this before it happens.
Yes, and this is one of the most important parts of our process. Mold, bacteria, and allergens that settle into HVAC systems and ductwork get redistributed through your home or building every time the system runs, which is part of why so many air quality problems seem to “come back“ or symptoms get worse when the HVAC runs a lot. We always treat your entire HVAC system and ductwork as part of the standard service, not an add-on, so the air actively moving through your climate-controlled space gets treated too, not just in the rooms where you can see an issue.

Yes. Our formulas are EPA-registered and applied in a manner that has been thoroughly utilized in many different settings and independently tested. Or trained technicians follow all established product guidelines and industry best practices. All people and pets will need to vacate the spaces being treated for 6 to 8 hours but can return to a fully sanitized structure the same day. We recommend keeping most items in place, opening closet and cabinet doors and removing bed linens and furniture covers and exposing those surfaces to the dry fog since mold spores can embed in fabrics, furniture, and carpet, and those materials and surfaces need treatment too. The active ingredients break down quickly after application, and many customers describe the lingering scent as similar to a light vinegar smell or simple “fresh” or “clean” and this typically dissipates completely within a few hours after the treatment is complete.
Our Instapure® sanitization and EverPURE® protective steps are designed to address more than mold. Our first step targets and kills bacteria and viruses on contact and our second step creates an antimicrobial barrier on treated surfaces that helps inhibit regrowth of mold, bacteria, and allergens for many months. This is part of why we describe our service as whole-space sanitization rather than just mold treatment.
Not much. Your space will need to be vacant during treatment, so plan for you, your family, and your pets to be elsewhere for the day. Before your appointment, we'll confirm details about your HVAC system, any fire or carbon monoxide alarms, and the accurate square footage of the space. We will also walk you through a few simple prep steps, like opening closet and cabinet doors and closing windows. Don’t worry, we will take you through the process step by step and do our best to answer any questions that are specific to your situation.
It's not required. Because the fog is dry rather than wet, we have never had an issue with wall art or paintings during treatment. That said, if you have especially valuable pieces, you're welcome to take them down or cover them with a plastic sheet for your own peace of mind.
Although our products are considered “food safe”, we recommend you store any unpackaged or open and exposed food and drinks before treatment. This includes pet food and water bowls, unsealed food items, and produce with edible outer surfaces (such as apples). Foods with protective peels that are removed before eating (such as bananas or oranges) may be left out during treatment.
No, and in most cases you shouldn't. Mold spores get trapped in fabrics, furniture, mattresses, and carpet, so those items need to be part of the treatment, not removed from it. Leaving your belongings in place actually helps us do a more thorough job to ensure you are coming back to a truly sanitized environment.
Same day, in most cases. The average home takes about 4 to 6 hours to treat, though larger properties may take longer. When you return, you may notice a light scent similar to vinegar. That's completely normal and dissipates quickly, usually described by customers as smelling clean or fresh rather than unpleasant.
No. Our process leaves no residue behind, so there's nothing extra to wipe down or clean up once treatment is complete.
After the treatment eliminates the active mold, some harmless surface staining may remain. This is simply leftover pieces and pigments and not an indication of active mold growth. We try to evaluate the extent of possible mold staining during our inspection, and in most cases, we are able to clean it for you at no additional cost. We do not guarantee that all staining can be removed but we DO warranty against any active mold growth after the treatment.
Rather than asking you to take our word for it, once the treatment is complete, your technician collects an air sample using specialized equipment and then sends it to an independent, accredited laboratory typically that same day. When the culture results are back 5 to 7 business days later, we share your results with you, along with your warranty documentation, so you have truly objective, third-party evidence and documentation the treatment was effective.
If the underlying moisture issue has been resolved, this is a genuinely long-term solution. Many of our customers never experience mold regrowth. In cases involving only minor moisture like window condensation or seasonal humidity, we've seen the EverPURE® protective layer hold up for years without regrowth. If a property has a more significant, ongoing water intrusion issue, that will shorten the length of protection, which is why we always strongly recommend addressing active leaks or moisture sources first and controlling potential moisture issues in the future. Every treatment is backed by a transferable warranty against the reappearance of visible mold for one full year. If the treated area redevelops mold within that window, we will return to address it. Because the warranty transfers to the next owner, it's also a meaningful selling point if the property changes hands, giving buyers documented confidence rather than just a seller's word.
Often, yes. Because our process typically takes hours rather than weeks and doesn't require demolition, we're frequently able to treat a property and provide lab-verified documentation in time to keep a closing on schedule. Reach out as soon as mold is discovered. The sooner we are looped in, the more scheduling flexibility we usually have.
